Reston Hospital Center

Reston Hospital Center is a full service medical/surgical hospital located in Virginia. This facility offers a full range of medical services, including 24 hour emergency care and specializes in maternal/child health, surgical services (inpatient and outpatient), urological services, cancer care, rehabilitation therapy and diagnostic imaging.

CPAC was retained to appraise this hospital for property tax purposes and due to the complexities and importance of this appeal, Modern Healthcare Magazine featured this case in one of their publications.

This case went to the Circuit Court of Fairfax City and based on CPAC's analysis and valuation, the Circuit Court found 100% in favor of the taxpayer. This case was appealed to the Supreme Court of Virginia which upheld 100% of the Circuit Court's decision and subsequently set case law on how hospitals are valued in the state of Virginia.

Southlake Town Square

Southlake Town Square is a successful creation of a downtown area for a suburban community in northwest of Dallas. Working with David Schwarz as the design architect, we produced documents for over 500,000 s.f. of office and retail space. In addition we were involved in design and production for an additional phase that was recently completed. The initial buildings are focused around a large park which is anchored by a new city hall.

CPAC currently represents the property tax interests of this vast development. Throughout the years of representing this tax payer, CPAC has successfully ensured fair and equitable values of this project through various reductions in assessed values.

Sabre Holdings is a world leader in the travel marketplace. Since the 1960's, Sabre has delivered cutting edge technology to the world of travel. As an organization, Sabre merchandises and retails travel products and provides distribution and technology solutions to travelers, travel agents, corporations and travel suppliers through three companies: Travelocity, Sabre Travel Network and Sabre Airline Solutions.

Sabre's headquarter campus sits on over 25 acres located in picturesque Southlake, Texas. This building covers over 1 million square feet of office space and houses over 3,000 employees.

CPAC has represented real property and personal property for this facility and several other Sabre facilities across the country since 2003. Over the years, CPAC has been successful in significantly reducing the assessed value of both real and personal property.

Tenet Hospitals - Los Angeles County

During the late 90's, Tenet owned a vast portfolio of healthcare facilities in Los Angeles County, California. Throughout this period, CPAC was heavily involved in the valuation process of all Tenet hospitals.

Throughout the process, CPAC's estimates of value were related to the Hospital Facilities Seismic Safety Act, Senate Bill 1953. Our in depth knowledge of the seismic issues surrounding California healthcare real estate proved to be valuable.

Our efforts in Los Angeles County for all Tenet facilities resulted in reductions of over $1 billion in assessed values. This figure represented 98% of the value we estimated and recommended.
